The offer
Splitting a fit-out across a designer, a main contractor, an MEP subcontractor and an AV specialist means four programmes, four invoices and four versions of whose fault it is.
Turnkey contracting removes that. We take responsibility for design coordination, procurement, construction, services, finishes and commissioning — and for the sequence that holds them together. One programme, one cost plan, one project lead who answers the phone.
We work across residential villas and apartments, offices and clinics, retail and F&B units, and hospitality spaces. Scope can be fixed-price against a detailed bill of quantities, or open-book where the design is still moving.

A typical engagement covers all of the following. Anything you want to keep in-house, we exclude in writing before we start.
Packages
Every package is quoted against your actual drawings and site conditions. Scope is fixed in writing before mobilisation.

How it works
We measure the space, record existing conditions and confirm what the building and authority will allow.
A detailed bill of quantities, a programme with milestone dates, and a written list of exclusions.
One site team, sequenced trades, weekly progress reporting and photographic records throughout.
Testing, commissioning, independent snagging, rectification, then documentation and keys.
Questions
Yes. We regularly phase works or run out-of-hours programmes in occupied offices, retail units and residential buildings, coordinating with building management on access, noise windows and service isolations.
We do. Submissions, permits and NOCs are part of the Turnkey Complete and Design & Build Plus packages, and available as an add-on to Fit-Out Essential.
In most cases, yes — subject to a condition survey and a written record of what was completed and to what standard before we mobilise.
Fixed-price against an agreed bill of quantities is our default. Where the design is still developing we can work open-book with an agreed management fee, converting to fixed price once drawings are frozen.
